Polyaspartic coatings are aliphatic polyurea esters — a chemistry that cures faster than epoxy, is inherently UV-stable, and works at a wider temperature range. For Arizona homeowners who want a 1-day install and UV protection without a separate topcoat, polyaspartic is the practical choice.

What makes polyaspartic different from epoxy

Epoxy and polyaspartic are both floor coating chemistries, but they behave differently. Epoxy cures slowly (24–72 hours to vehicle traffic), builds thick film (≥10 mil per coat), and requires a UV-stable topcoat. Polyaspartic cures fast (4–6 hours to foot traffic, 24 hours to vehicles), is UV-stable by chemistry (no topcoat needed for UV protection), and works at lower temperatures. The tradeoff: polyaspartic has a shorter working time after mix — 5–15 minutes depending on temperature — which requires experienced installers moving quickly in smaller sections.

Why UV stability matters in Arizona

Phoenix averages 299 sunny days per year. Standard aromatic epoxy topcoats will amber and chalk under that UV load within 2–3 years. Aliphatic polyaspartic — the chemistry we use at ≥85% solids — doesn't amber. The aliphatic structure is inherently UV-stable without any additive. For south- and west-facing garages that get direct sun exposure, this is a significant advantage. For homeowners who have seen a previous epoxy floor go yellow, polyaspartic is the fix.

Hybrid systems — the best of both

Most of our East Valley customers end up in a hybrid system: 100% solids epoxy base coat (for maximum film thickness and abrasion resistance) topped with a UV-stable aliphatic polyaspartic cap coat (for UV protection and faster surface cure). This is the combination that gives you 15–20 year lifespan without the full cost of an all-polyaspartic system. The hybrid runs $7–$10/sqft installed for a standard East Valley garage.

Pricing

Full polyaspartic systems (all-polyaspartic top-to-bottom) run $7–$12/sqft installed for residential garages. The premium over epoxy reflects higher material cost and the faster-working installation method. Hybrid systems (epoxy base + polyaspartic topcoat) run $7–$10/sqft.

Typical pricing

Two-car garage polyaspartic (400–500 sqft) $2,800 – $5,500
Three-car garage polyaspartic (600–800 sqft) $4,200 – $8,500
Hybrid system (epoxy base + poly topcoat) $4,200 – $7,500 (3-car)

Includes diamond grinding, basic crack repair, moisture testing, full system installation. Additional prep quoted after slab assessment.

Polyaspartic Coatings — frequently asked questions

Is polyaspartic worth the extra cost over epoxy?
Depends on your priorities. If you need a 1-day install, or your garage gets heavy direct UV and you want inherent UV protection, polyaspartic pays. If you want maximum film thickness at the best price, the hybrid system gives you 80% of polyaspartic's advantages at a lower total cost.
How fast can I park on a polyaspartic floor?
24 hours to vehicle traffic in normal conditions. Walk-on at 4–6 hours. This is significantly faster than full epoxy systems (72 hours to vehicles).
Does polyaspartic work in cold weather?
Yes — polyaspartic cures at temperatures as low as 35°F, making it the right choice for winter garage installs in unheated spaces. Epoxy requires slab temps above 50–55°F.
Can polyaspartic be applied over existing epoxy?
Sometimes, if the existing epoxy is well-adhered and in good shape. We grind to ensure adhesion. If the existing coating is peeling or soft, complete removal is required first.
How durable is polyaspartic in Arizona sun?
Polyaspartic is inherently UV-stable — it won't yellow or chalk under Phoenix sun the way aromatic coatings do. Installed correctly it holds up as well as or better than epoxy. Ask any installer to put the warranty terms in writing before you commit.
