Built for Arizona heat — not just built

Every system we specify is engineered for Phoenix East Valley conditions: 110°F+ slab temps, 300 sunny days, monsoon humidity swings.

115°F

Slab-temp tested

Arizona garage slabs reach 90–115°F in summer even in shade. We use 100% solids epoxy with high Tg (glass transition temperature) so the floor stays hard when tires are hot.

1–2 days

Back in service fast

Polyaspartic systems return to vehicle traffic in 24 hours. Full epoxy systems need 72 hours cure before parking. We give you exact timelines when we schedule so you can plan around it.

No shortcuts

Built to spec, not to a price

Diamond grind to CSP 2–3, 100% solids epoxy at ≥10 mil, full chip broadcast, UV-stable polyaspartic topcoat. No acid etching, no water-based product, no aromatic topcoats that yellow in Phoenix sun.

Our installation process

Six steps, no shortcuts. AZ heat resilience starts with what happens before the first coat goes down.

01

Diamond grind to profile

We grind to CSP 2–3 (Concrete Surface Profile) — the mechanical anchor that makes coatings adhere. Acid etching is faster and cheaper; it also fails faster in AZ heat.

02

Crack chase + patch

We route structural cracks and fill with semi-rigid polyurea filler. Rigid patches crack again. Semi-rigid moves with the slab through temperature cycling.

03

Moisture vapor test

Arizona slabs look dry but often aren't. We test moisture vapor emission rate before coating. Coating over moisture without treatment causes blistering within 1–3 years.

04

100% solids epoxy primer

A dedicated primer coat penetrates the ground concrete and creates the chemical bond layer. Some contractors skip this — we don't, because it's what long-term adhesion in Arizona heat depends on.

05

Base coat + chip broadcast

Full 100% solids epoxy base coat at ≥10 mil DFT. Chip broadcast at full (100%) coverage for maximum texture and grip. Color blends chosen at your in-home estimate.

06

UV-stable polyaspartic topcoat

Aliphatic polyaspartic or polyurethane topcoat — UV-stable chemistry so the floor won't yellow under 300 sunny days per year. The cap coat that makes the system last in AZ heat.

Three systems. One standard.

Your project, your timeline, your budget — we match the right system to your situation.

1-Day System

Polyaspartic

Full polyaspartic system top-to-bottom. UV-stable, faster return to service (24-hour vehicle traffic). Best when schedule is tight or temperatures are low.

From $7/sqft installed

2-Day System (Most Popular)

Epoxy + Flake

100% solids epoxy base at ≥10 mil, full chip broadcast, UV-stable polyaspartic topcoat. Maximum film thickness, best long-term value. The most common choice for East Valley 3-car garages.

From $6/sqft installed

2-Day Premium

Metallic Epoxy

Mica and metalite pigment system with double polyaspartic topcoat. 3D depth effect, no two floors identical. For showroom garages, retail, and custom homes.

From $9/sqft installed

Finishes we install

Two of the most popular epoxy systems for the East Valley — high-gloss metallic flake for home garages, and hard-wearing solid color for commercial and shop floors.

Black metallic flake epoxy garage floor with multi-color fleck and high-gloss finish
Metallic flake — residential garage. High-gloss black base with multi-color fleck under a UV-stable topcoat.
Light gray solid-color epoxy floor in a commercial workshop and storage room
Solid color — commercial floor. Seamless, easy to clean, and built for cart and foot traffic.

Common questions about epoxy flooring in Arizona

How long does a professional epoxy garage floor last in Arizona?
A professionally installed 100% solids epoxy system with a UV-stable polyaspartic topcoat lasts 15–20 years in a typical East Valley garage under normal use. The variables that shorten that are inadequate surface prep and non-UV-stable topcoats — both of which we address on every job.
Will my epoxy floor yellow in Arizona sun?
Aromatic epoxy topcoats will yellow under Phoenix UV. That's why every system we install uses an aliphatic polyaspartic or aliphatic polyurethane topcoat — UV-stable chemistry that won't amber under 300 sunny days a year.
What's the difference between epoxy and polyaspartic?
Epoxy gives you a thicker film build (≥10 mil base coat) and lower cost per sqft. Polyaspartic is UV-stable, cures in 1 day instead of 2, and returns to vehicle traffic in 24 hours. Most of our customers choose the hybrid: epoxy base, polyaspartic topcoat. Best of both.
How much does a 3-car garage epoxy floor cost in Gilbert?
A standard 3-car garage (600–800 sqft) runs $3,800–$8,000 installed, depending on system type, chip selection, and prep requirements. Metallic systems run $6,500–$11,200. Single-car garages start around $1,400.
Do I need to empty the entire garage before you start?
Yes — we need clear access to the entire slab. This includes removing vehicles, shelving, and any items stored directly on the floor. Large installed fixtures (workbenches bolted to the wall, ceiling storage systems) can usually stay. We give you a checklist when you book.
How do I know the installer is qualified?
Ask any epoxy contractor for their Arizona ROC license number and proof of general liability insurance before you sign — then verify the license for free at roc.az.gov. A reputable installer will hand both over without hesitation. We'll go over exactly what to look for at your in-home estimate.
