What 100% solids epoxy actually means
Epoxy floor coating is a two-part system: resin and hardener that cross-link chemically when mixed. The key spec is percent solids. Water-based epoxies run 30–45% solids — the rest evaporates during cure, leaving a thin film. 100% solids means every ounce you put down stays down. Our base coats dry at ≥10 mil dry film thickness. Big-box DIY kits dry at 1–2 mil. That's the difference between a coating that lasts 2–3 years and one that lasts 15–20.
System options: which one fits your garage
We offer three system tiers for residential garages. The standard full system (epoxy base + full chip broadcast + polyaspartic topcoat) is the most popular in Gilbert and Mesa. The polyaspartic-only system (1-day install, faster cure) is preferred when schedule is tight or temperatures are cooler. The metallic system (epoxy base + metalite pigment + double topcoat) is for showroom garages and custom finishes. We recommend the full epoxy system for most East Valley 3-car garages — it gives you the maximum film build and the best cost-per-year value.
Arizona-specific considerations
Three things about AZ garages affect how we approach every install. First: slab temperature. In July and August, a Gilbert garage slab hits 85–100°F by 8 AM. This shortens epoxy working time, so we schedule pours to start at 6–7 AM. Second: UV. Standard aromatic epoxy topcoats yellow under Phoenix UV within 2–3 years. Every topcoat we use is aliphatic — UV-stable by chemistry, not just marketing language. Third: monsoon season (July–September). Humidity during install affects cure quality. We test moisture vapor emission on every job and monitor humidity during application.
Hot tire pickup — the real story
Hot tire pickup is the most-asked-about failure mode for garage epoxy. Your tires reach 150–180°F after highway driving. If the epoxy topcoat has a low glass transition temperature (Tg) — which most water-based and low-solids products do — the tire literally bonds to the surface and peels it up when the car moves. Our 100% solids epoxy with polyaspartic topcoat has a Tg well above that temperature. We haven't had a hot tire delamination claim on a correctly installed system.
