Your garage floor takes more abuse than any other surface in your house — hot tires, oil drips, dropped tools, and constant cleaning cycles. Standard concrete isn't built for that. A 100% solids epoxy system at ≥10 mil thickness is.

What 100% solids epoxy actually means

Epoxy floor coating is a two-part system: resin and hardener that cross-link chemically when mixed. The key spec is percent solids. Water-based epoxies run 30–45% solids — the rest evaporates during cure, leaving a thin film. 100% solids means every ounce you put down stays down. Our base coats dry at ≥10 mil dry film thickness. Big-box DIY kits dry at 1–2 mil. That's the difference between a coating that lasts 2–3 years and one that lasts 15–20.

System options: which one fits your garage

We offer three system tiers for residential garages. The standard full system (epoxy base + full chip broadcast + polyaspartic topcoat) is the most popular in Gilbert and Mesa. The polyaspartic-only system (1-day install, faster cure) is preferred when schedule is tight or temperatures are cooler. The metallic system (epoxy base + metalite pigment + double topcoat) is for showroom garages and custom finishes. We recommend the full epoxy system for most East Valley 3-car garages — it gives you the maximum film build and the best cost-per-year value.

Arizona-specific considerations

Three things about AZ garages affect how we approach every install. First: slab temperature. In July and August, a Gilbert garage slab hits 85–100°F by 8 AM. This shortens epoxy working time, so we schedule pours to start at 6–7 AM. Second: UV. Standard aromatic epoxy topcoats yellow under Phoenix UV within 2–3 years. Every topcoat we use is aliphatic — UV-stable by chemistry, not just marketing language. Third: monsoon season (July–September). Humidity during install affects cure quality. We test moisture vapor emission on every job and monitor humidity during application.

Hot tire pickup — the real story

Hot tire pickup is the most-asked-about failure mode for garage epoxy. Your tires reach 150–180°F after highway driving. If the epoxy topcoat has a low glass transition temperature (Tg) — which most water-based and low-solids products do — the tire literally bonds to the surface and peels it up when the car moves. Our 100% solids epoxy with polyaspartic topcoat has a Tg well above that temperature. We haven't had a hot tire delamination claim on a correctly installed system.

Pricing for Gilbert, AZ garage floors

Pricing depends on garage size, system type, and slab condition. Single-car garage (200–300 sqft): $1,400–$2,800. Two-car garage (400–500 sqft): $2,500–$5,500. Three-car garage (600–800 sqft): $3,800–$8,000. These include diamond grinding, basic crack repair, moisture testing, full epoxy system with UV-stable topcoat, and chip broadcast. Additional prep (oil treatment, spalling repair, previous coating removal) is quoted separately after slab assessment.

Garage Floor Epoxy — frequently asked questions

Does epoxy yellow in Arizona sun?
Aromatic epoxy topcoats do. That's why we always use aliphatic polyaspartic or aliphatic polyurethane topcoats — UV-stable chemistry that won't amber under Phoenix's 299 sunny days per year.
Will hot tires lift my new epoxy floor?
Not with a properly installed 100% solids system. Hot tire pickup is almost exclusively a failure mode of under-specified water-based epoxy and low-solids products. Our Tg-rated system handles tire temps of 150–180°F without softening.
How soon can I park on my new garage floor?
For full epoxy systems: foot traffic at 24 hours, vehicle traffic at 72 hours. For polyaspartic systems: foot traffic at 4–6 hours, vehicle traffic at 24 hours. We give you a specific schedule based on system type and ambient temperature.
Can you epoxy over an existing painted garage floor?
Sometimes. If the existing paint is well-adhered and in good condition, we can grind through it and coat over the result. If it's peeling or soft, it must be removed completely — usually by shot blasting or grinding. We assess this at the estimate.
How long does it actually last in AZ heat?
A 100% solids system with UV-stable topcoat should last 15–20 years in a standard East Valley residential garage under normal use. The variables are prep quality (done right the first time), topcoat UV rating (aliphatic only), and maintenance habits (regular sweeping, prompt spill cleanup).
Do I need to move everything out of the garage?
Yes — completely clear access to the entire slab. Vehicles out, everything off the floor. Wall-mounted storage and ceiling racks can usually stay. We send a checklist when you book.
What kind of warranty should I expect?
Get any warranty in writing — adhesion coverage, the topcoat UV term, and what voids it. A 100% solids system at ≥10 mil installed over properly ground concrete should give you 15–20 years in an Arizona garage regardless. We go over the specifics at your in-home estimate.
What's the difference between epoxy and polyaspartic?
Epoxy gives thicker film build (≥10 mil) and lower cost per sqft. Polyaspartic cures in 1 day instead of 2, is inherently UV-stable, and returns to vehicle traffic in 24 hours. Most customers choose the hybrid: epoxy base with polyaspartic topcoat.
